Project Description

The 351,000 GSF Wexford Science and Technology Center, one of teh premier LEED Certified medical buildings within the University City Science Center Campus. The building contains medical offices, outpatient clinical spaces, and outpatient surgery floor, and medical laboratories.

STPCx made a positive impact to this project from the design phase through occupancy. Maintaining consistent and reliable temperature, humidity and pressure control in the operating rooms were critical to this project. In order to successfully meet these needs, the chilled water and heating plant control, with a dedicated emergency backup system, all control parameters needed to be challenged under all anticipated modes of operation and emergency modes.

Intech, who was the General Contractor for this project, was able tp construct this project, was able to construct this project at an accelerated pace. Therefore, most commissioning challenges were related to occupancy. Operations and Surgeries were scheduled as soon as the building was certified, As a result, commissioning activities were required to be performed in off-hours while the spaces were not being used. During testing, numerous interlocks and sequences were required to be verified and required adjustment. These final adjustments, particularly to the Phoenix Valve system, contributed to improved climate control. The air handling units required numerous adjustments, to correct its control, ability to reduce energy consumption, and extend the useful life of the equipment.
